Updated Work Order/Maintenance Fees
- After careful consideration by the Board of Directors, effective February
1st, 2006, the hourly maintenance fee for work orders is $60 per
hour chargeable in fifteen (15) minute increments.

Shareholders (Landlords) are responsible for
their apartment's maintenance. Unless we have received notification
from the landlord that the tenant may authorize maintenance, all
maintenance requests must come from the Landlord. This is
necessary to avoid billing disputes since all work done will be billed to
the Shareholder. Please consult with your Landlord to understand your
apartment's maintenance reporting procedures when you sign your lease. The
only maintenance requests management can receive from a tenant are those
which pertain to building responsibilities.
Maintenance is on call to respond to emergencies
at any time. Emergencies constitute situations where additional time to
contact your landlord will result in additional damage to an apartment. An
example of an emergency situation is a plumbing emergency with water
pouring onto the floor. While you are still required to inform your
landlord as to your maintenance problem, maintenance will respond as soon
as possible, regardless of the time of day (Overtime labor will apply after
