Maintenance for Tenants

 

Updated Work Order/Maintenance Fees - After careful consideration by the Board of Directors, effective February 1st, 2006, the hourly maintenance fee for work orders is $60 per hour chargeable in fifteen (15) minute increments.

Shareholders (Landlords) are responsible for their apartment's maintenance.  Unless we have received notification from the landlord that the tenant may authorize maintenance, all maintenance requests must come from the Landlord. This is necessary to avoid billing disputes since all work done will be billed to the Shareholder. Please consult with your Landlord to understand your apartment's maintenance reporting procedures when you sign your lease. The only maintenance requests management can receive from a tenant are those which pertain to building responsibilities.

Maintenance is on call to respond to emergencies at any time. Emergencies constitute situations where additional time to contact your landlord will result in additional damage to an apartment. An example of an emergency situation is a plumbing emergency with water pouring onto the floor. While you are still required to inform your landlord as to your maintenance problem, maintenance will respond as soon as possible, regardless of the time of day (Overtime labor will apply after work hours). Contact Information and Times

Residents must stay inside the apartment during an emergency and give a working call back phone number. Maintenance will return your emergency call within 15 minutes to verify the emergency status before responding. Please attempt to contain the problem (ie. water leak) while waiting for Maintenance to respond. (Know where your water shut-off valves are.)

Maintenance for Owners

 

Shareholders are responsible for maintenance. The general guide to Shareholder responsibility is from wall to wall (including windows & balconies), and from cement to ceiling. Exceptions to this are listed in Building Responsibilities. Shareholders may choose private contractors or utilize River Place West Maintenance. RPW is able to provide a wide range of services for shareholders. In general, labor charges are $15 per quarter-hour increments of work. Services available include but are not limited to:

  • Leaking Faucets
  • Slow / Clogged Drains
  • Running Toilets
  • Vanity Replacements
  • Caulking and other miscellanies repairs
  • Screen Replacement and Repair
  • Locksmith Services (Key duplication $3.50)
  • Replacing Light Bulbs
  • Garbage Disposal Service
  • Smoke Detector Service
  • Blinds (will order and install) Call Management for pricing and description of Blinds.

Please contact the management office about items not listed here. All requests must be made through the management office. Work Orders are executed on a first call - first serve basis, usually the same day. Management is unable to schedule specific work order completion times. Management has copies of keys to all apartments, so residents do not need to be present at the time of work. Please do not ask for John when calling, he is usually working throughout the building. If the management office is unable to answer a specific question, we will happily take a message.

Building Responsibilities

 

Convectors - The convector below your windows provide heat in the winter and air conditioning in the summer. By law, the air conditioning is activated no later than May 15th, and the heat no later than October 15th. Unusual temperature conditions may prompt the management to change over earlier. Penthouse units on the tenth floor have individual heat and air conditioning sources available throughout the year. Matters relating to the convector fall under the Building's maintenance responsibilities. Please report any maintenance problem right away. Be aware that flooding is possible from a convector leak or blocked condensation drip-pan. Please monitor the convectors for possible leaks and report immediately to minimize damage and responsibility. Unreported old and dried-up water damage will be the shareholder's responsibility.

Semi-Annual Filter Changes
- Convectors contain filters that are replaced in April and September by River Place West Maintenance. This service is both free and mandatory to ensure the smooth and efficient operation of our heating and air-conditioning system. Notices are posted under each apartment's door prior to each filter change. Furniture blocking the filter must be moved to facilitate this service. During the filter change, smoke detectors will be checked in compliance with the Arlington County Fire Department. If found necessary, batteries will be replaced for $10, and smoke detector found inoperable will be replaced for $20.

Pest Control
- Free extermination services are provided on Wednesdays. While it is rare for units at River Place West to need this service, please contact the Management Office to eliminate any problems as soon as possible.

Emergencies
- Maintenance is on call to respond to emergency situations. Shareholder will be billed accordingly regardless of desire. Please see tenant section for emergency reporting procedures.
