All Residents are required to register with River Place West and a River Place ID will be issued. This ID will allow access to River Place services and privileges, including the gym, swimming pool, lockout services, and usage of the loading dock and freight elevator during moves or special deliveries.

In addition to your RPW ID card, a copy of the River Place West Rules and Regulations will be provided at registration.
There are a number of community events either within walking distance or a short Metro / Georgetown Connector ride from River Place. The following events occur regularly. Seasonal events are noted. All events are accessible to handicapped persons.
If you would like to review minutes, they are available in the Management office. Please call (703-276-1212) Monday - Friday 9 AM to 5 PM to make an appointment to visit the office to review these minutes. Please remember that minutes are not available until they have been approved at the following month's board meeting. Therefore, they are usually available two months after the actual board meeting.
Banner Title company handles the settlements for all River Place unit sales, and RivStar LLC is the transfer agent for all River Place units.
The value of apartments at River Place has increased dramatically in recent years.
Please contact a realtor if you are interested in buying or selling at River Place West. The River Place West Management office does not keep any sales information.
The bulletin boards in the laundry and mail rooms may be used for this purpose.

Shareholders are responsible for maintenance. The general guide to Shareholder responsibility is from wall to wall (including windows and balconies), and from cement to ceiling. Exceptions to this are listed in Building Responsibilities. Shareholders may choose private contractors or utilize River Place West Maintenance. RPW is able to provide a wide range of services for shareholders. In general, labor charges are $15 per quarter-hour increments of work.
Updated Work Order/Maintenance Fees - After careful consideration by the Board of Directors, effective February 1st, 2006, the hourly maintenance fee for work orders is $60 per hour chargeable in fifteen (15) minute increments.
Shareholders (Landlords) are responsible for their apartment's maintenance. Unless we have received notification from the landlord that the tenant may authorize maintenance, all maintenance requests must come from the Landlord. This is necessary to avoid billing disputes since all work done will be billed to the Shareholder. Please consult with your Landlord to understand your apartment's maintenance reporting procedures when you sign your lease. The only maintenance requests management can receive from a tenant are those which pertain to building responsibilities.
Maintenance is on call to respond to emergencies at any time. Emergencies constitute situations where additional time to contact your landlord will result in additional damage to an apartment. An example of an emergency situation is a plumbing emergency with water pouring onto the floor. While you are still required to inform your landlord as to your maintenance problem, maintenance will respond as soon as possible, regardless of the time of day (Overtime labor will apply after work hours). The convector below your windows provide heat in the winter and air conditioning in the summer. By law, the air conditioning is activated no later than May 15th, and the heat no later than October 15th. Unusual temperature conditions may prompt the management to change over earlier. Penthouse units on the tenth floor have individual heat and air conditioning sources available throughout the year. Matters relating to the convector fall under the Building's maintenance responsibilities. Please report any maintenance problem right away. Be aware that flooding is possible from a convector leak or blocked condensation drip-pan. Please monitor the convectors for possible leaks and report immediately to minimize damage and responsibility. Unreported old and dried-up water damage will be the shareholder's responsibility.
Annual Filter Changes
Convectors contain filters that are replaced by River Place West Maintenance. This service is both free and mandatory to ensure the smooth and efficient operation of our heating and air-conditioning system. Notices are posted under each apartment's door prior to each filter change. Furniture blocking the filter must be moved to facilitate this service. During the filter change, smoke detectors will be checked in compliance with the Arlington County Fire Department. If found necessary, batteries will be replaced for $10, and smoke detector found inoperable will be replaced for $25.
Maintenance is on call to respond to emergency situations. Shareholder will be billed accordingly regardless of desire. Please see tenant section for emergency reporting procedures. Pest Control - Free extermination services are provided on Thursdays. While it is rare for units at River Place West to need this service, please contact the Management Office to eliminate any problems as soon as possible.

There is no guest parking available at River Place. Parking spaces are individually owned by shareholders. Please check our advertisement section for parking availability. Please be aware that parking facilities are patrolled regularly. Automobiles that are parked on the premises without proper identification (and those parked illegally) will be booted or towed. Please avoid this situation by making sure that if you are driving to RPW, you have a designated space for your arrival. Loading Dock Passes - 30 minute loading dock passes are available from the gate house for loading and unloading. If you have a delivery or a move in/move-out, please coordinate with the Management Office. Parking Management - The RP Owner's Association and Parking Office handles parking registration for owner's/residents with assigned spaces. Bike Washington - River Place is a few blocks from the Key Bridge where two trails meet. The Mount Vernon Trail runs south along the Potomac River by National Airport and through Old Town Alexandria to George Washington's estate. The Custis Trail runs north to connect with the W&OD Trail, a former railroad that runs out to the foothills of the Blue Ridge Mountains. Across the pedestrian friendly Key Bridge, running north along the Potomac River, lie both the wooded C&O Towpath and the Capital Crescent Trail. Rosslyn Bicycle Commuting - Getting over bridges during rush hour is faster on bike. This site contains distance and approximate bike commute times to nearby neighborhoods. Car sharing services offer access to cars without the expense of ownership. Members pay for usage only - no insurance, parking, or gas payments. Members reserve the vehicles over the internet or telephone, and unlock the cars which are parked in designated places throughout the city with a personal smartcard. Cars can be rented in half hour increments, and can be cheap as $8 per hour. There are two car sharing services in the area. Zipcar - Zipcar offers two cars in Rosslyn, a Volkswagen Beetle and a Tacoma Pickup. Both are located near the McDonald's on Lynn Street. Other Zipcar locations include Georgetown and Courthouse. Flexcar - Flexcar has a four door sedan located at the Safeway on Wilson. Flexcar also offers Georgetown and Courthouse locations.
River Place West apartments are individually owned. Owners frequently advertise units for rent on the bulletin board in the mailroom on the lobby level.
